Taxes due on “luxury homes” must be paid by Tuesday, January 15th, while taxes owed on corporations (including inactive ones) are due by the end of the month, in order to avoid penalties for delinquent payment.
For the collection of tax or tribute to Solidarity “luxury homes” is mandatory for those with a good residential usetax valued at 1 January 2013 exceed ¢ 117 million.
The luxury home tax applies to any residential property that had a value in excess of 117 million colones (about $234,000) on January 1st, 2013. The tax to be paid is equal to 0.25% of the property’s total value. According to the Directorate General of Taxation, tax authorities expect to receive the luxury home tax from approximately 3,000 to 4,000 taxpayers.
The only way to register and pay the tax is with Form D-179. This form is available electronically on the Tax Office website and may be filed and paid electronically, or printed and taken along with payment to authorized collection agencies. The luxury home tax must be paid by the 15th of this month to avoid penalties.
Active companies (such as S.A.’s, Limitadas, and others) must pay an amount of ¢ 189,700 colones for corporate tax by the end of the month, while inactive companies must pay ¢ 94,850 colones, in order to avoid fines.
According to legal sources, companies that have not made the payment will be unable to register documents or obtain digital certificates as of February 1st.
According to the text of the law, a company that does not pay the tax for three consecutive years can be dissolved.
The Banco de Costa Rica will continue serving as one of the tax collection agencies. Payments can be made at any of the bank’s offices or through its web site.
